Government grants and schemes – For every home buyer
The Australian government has always been focusing on providing every Australian their own residential space. For this, the government has been announcing various schemes and grants from time to time. Recently, in the federal budget 2021-22; the government announced the First home loan deposit scheme and  First home Guarantee scheme  for the first home buyers. 


First Home Guarantee
Applicable from 1st July 2021
Applicable for single parent with dependents
Eligible applicants can purchase a new home or existing home with as little as a 2% deposit 
Single parents can be first home buyers or previous owner-occupiers.

First Home Loan Deposit Scheme
The First Home Loan Deposit Scheme allows the first-home buyers to qualify for a home loan for a deposit of just 5% of the property value without having to pay Lendor’s Mortgage Insurance (LMI) fees. 

Eligibility criteria:
Australian citizens. (Not applicable for permanent residence)
At least 18 years old
Single first-home buyers earning up to $125,000 a year or couples earning up to $200,000 a  year are eligible.
Couples are eligible for the scheme only if they are married or in a de facto relationship. Other persons buying together, such as siblings, parent/child or friends, are not eligible.
Applicants must be first-home buyers who’ve not previously owned or had an interest in a residential property, either separately or jointly with someone else. This includes residential strata, company title properties, regardless of whether it was an investment or owner-occupied property and whether it was ever lived in.

Property type:
An off-the-plan apartment or townhouse
There are various State wise government schemes as well available for the Australian investors looking for properties, especially the first home buyers.

NEW SOUTH WALES (NSW)

First home owner grant: Scheme: 
First home buyers will get a full or partial exemption on transfer/stamp duty. 

Eligibility: 
Buying your first home in Australia
Value must be less than $800,000
Must be an Australian citizen or a permanent resident of Australia
At least 18 years old

Conditions: 
You must move into the property within 12 months 
You must stay in the property for at least six continuous months

First home buyer assistance scheme

Scheme:
First home buyers will get a concessional rate of transfer duty or even an exemption from paying it altogether 
Buying an existing home
Buying a new home
Buying a vacant land on which you intend to build a home

Eligibility: 
You , your partner or spouse must never have owned or co owned residential property in Australia
You , your partner or spouse must never have received an exemption or concession under this scheme
Australian citizen or permanent resident
At least 18 years old

Conditions: 
Move into the new home within 12 months after buying the property
Live there for at least six continuous months. 

VICTORIA
First Home Owner Grant
Scheme: 
A $10,000 First Home Owner Grant is available when you buy or build your first home. 
Eligibility
Australian citizen or Permanent resident
At least 18 years old
You must not have received a First Home Owner Grant previously
You must not have owned a home or other residential property in Australia, either jointly or separately, before 1 July 2000
Conditions: 
The amount paid for the home, that is the contract price for construction when building the home, must be $750,000 or less. 
The property must not have been previously sold as a place of residence, occupied as a home, or used for the provision of short-term accommodation, such as Airbnb.

WESTERN AUSTRALIA
First Home Buyers Grant
Scheme: 
One off $10,000 payments to first home buyers purchasing or building a new residential home. 
Eligibility:
At least 18 years old
Must be Australian citizen or permanent resident
Must not have received any other FHOG grants or stamp duty exemptions anywhere in Australia
Must not have owned any residential property before
Conditions: 
The grant is not available for established homes, vacant land, or for renovations to an existing home.
The price limit for the grant depends on the suburb the property is located at. For the South of the 26th parallel, the price limit is $750,000; and for the North of the 26th parallel, the price limit is $1,000,000.
Must reside in the property as the principal place of residence for a continuous period of at least 6 months, within 12 months of settlement or date of building completion. 

ACT
Home Buyer Concession scheme
Scheme:
From 1 July 2019, eligible applicants for the HBCS who enter into a transaction to purchase property on or after this date will be entitled to a full or reduced duty concession.
Eligibility:
At least 18 years old
The total income threshold of all buyers, including their partners must not exceed the relevant income threshold depending upon the number of childrens they have. 
Conditions:
All buyers including their partners (if any) must not have owned any other property. A partner includes your spouse, civil union partner or de facto partner.
Must reside in the property as the principal place of residence for a continuous period of at least 6 months, within 12 months of settlement or date of building completion. 
The scheme applies to vacant residential land and both new and established homes, anywhere in ACT and at any price. 

SOUTH AUSTRALIA
First home owner’s grant
Scheme: 
The first home buyer is eligible for a grant upto $15,000 on the purchase or construction of new residential home in South Australia. 
Eligibility: 
At least 18 years old
At least one applicant is an Australian citizen or permanent resident. New Zealand citizens permanently residing in Australia who hold Special Category Visas may also apply
The applicant or their spouse/domestic partner have not held a relevant interest in an Australian residential property prior to 1 July 2000.
The applicant or their spouse/domestic partner have not occupied an Australian residential property in which you had a relevant interest on or after 1 July 2000 for 6 months or longer
The applicant or their spouse/domestic partner have not previously received a first home owner grant in any state or territory of Australia. If a grant was received but later paid back together with any penalty you may be entitled to reapply for the grant
Conditions:
The first home buyer must purchase a new home that has not been previously occupied or sold as a place of residence and includes a substantially renovated home.
The market value of the property must be $575,000 or less. 
Must reside in the property as the principal place of residence for a continuous period of at least 6 months, within 12 months of settlement or date of building completion. 

QUEENSLAND
First home owner’s grant
Scheme: 
The first home buyer is eligible for a grant upto $15,000 on the purchase or construction of new residential home in Queensland, and also will be eligible to save on the cost of stamp duty.
Eligibility:
At least 18 years old
At least one applicant is an Australian citizen or permanent resident. 
The applicant or their spouse/domestic partner have not previously received a first home owner grant in any state or territory of Australia.
The applicant must not have previously owned property in Australia, that the applicant has lived in. You may still be eligible for the First Home Owner Grant in Queensland if you have owned an investment property as long as you haven’t lived in it.
Conditions:
The property must be a brand new home or a home built from scratch. 
The value of the first home including the land, must be below $750,000.
The applicant needs to live in your first home for at least six months within a year of becoming the owner. 

TASMANIA
First Home Onwer Grant
Scheme:
Eligible applicant who purchase a new home or build a new property in Tasmania from 1st July 2016, will receive a grant from the government. 
Available grant: 
$30,000 grant for transactions that commence between 1st April  2021 and 30 June 2023
$20,000 grant for transactions that commence between 1st July 2026 and 31 March 2021
Eligibility: 
At least 18 years old
At least one applicant is an Australian citizen or permanent resident. 
Conditions:
Applicant shall not own a residential property in Australia before 1 July 2000
Applicant must not have owned and occupied a residential property for more than six months in Australia after 1 July 2000;
Applicant must not have received the first home owner grant before
Applicant must occupy the home as your principal place of residence for a continuous period of at least six months commencing within 12 months of completion of an eligible transaction​.

NORTHERN TERRITORY
First Home Owner Grant
Scheme: 
The applicants buying or building a new home in Northern Territoryfrom 7th May 2019 can apply for the First Home owner grant of $10,000.
A new home is one that has never been previously lived in or sold as a place of residence.
Eligibility:
At least 18 years old
At least one applicant is an Australian citizen or permanent resident. 
Applicant and their spouse/de facto partner a person should have never occupied a residential property that they acquired, either jointly, separately or with some other person, a relevant interest in, on or after 1 July 2000 in any state or territory of Australia.
Conditions:
Applicants must occupy the home as your principal place of residence for a continuous period of at least six months commencing within 12 months of completion of an eligible transaction​.
